Background
The reconfiguration of high-end apartments within a higher-risk residential building on Park Lane required a carefully managed route through approvals, design development and procurement. The project combined exacting residential standards, constrained access, freeholder requirements and the building control process overseen by the Building Safety Regulator.
GIR Group was appointed to manage the project from pre-construction through delivery, bringing the client, consultants, freeholder team and prospective contractors into one coordinated process.

The Challenge
Before work could commence, the scheme required freeholder consent through the Licence for Alterations process, a robust building control approval application and a suitable contractor for a constrained, high-specification environment.
Each element depended on consistent design and safety information, while decisions across architectural, fire, CDM, access and commercial disciplines needed to remain aligned. The central challenge was maintaining clear ownership, reliable information and momentum across multiple parties.
