Background

GIR Group was appointed to manage the comprehensive refurbishment of a Grade II listed residential property across five floors. The project included structural alterations to an existing coal vault beneath the public highway and the sensitive restoration of original architectural features.

The works required modern residential performance to be introduced without compromising the building's historic character or its listed status. GIR Group coordinated the client, design team, specialist contractors and conservation requirements through a single delivery process.


The Challenge

The most technically complex element involved alterations to the coal vault. These works required an engineered temporary-works solution and carefully controlled sequencing to protect the adjoining structure, the workforce and the public highway above.

Across the main building, original and period features including decorative coving, joinery, fireplaces and staircase elements needed to be retained or replaced appropriately. Design development, restricted access, construction sequencing and commercial pressures also had to be managed without weakening safety, quality or heritage compliance.


What We Did

GIR Group managed the technical, heritage and commercial interfaces throughout delivery.

  • Coordinated the specialist temporary-works design and sequenced implementation of the coal-vault alterations.
  • Managed contractor interfaces and construction sequencing around structural and access constraints.
  • Coordinated listed-building conditions, conservation-officer engagement and approval of replacement heritage details.
  • Maintained control of changes, costs and programme requirements throughout the refurbishment.

The Outcome

The five-floor refurbishment was completed to a high standard, with the coal-vault works delivered through a controlled technical approach and the relevant heritage requirements satisfied.

The property was modernised for residential use while retaining the architectural features central to its character and value. GIR Group brought the structural, conservation, commercial and delivery requirements together within one coordinated process, allowing the project to progress without compromising safety, quality or heritage obligations.
