Background

A commercial office and retail building within the Bloomsbury Conservation Area required planning support for refurbishment and a partial change of use at ground-floor and basement level. The project needed careful handling in a sensitive historic setting.


The Challenge

In a conservation area, design quality and townscape impact sit under close scrutiny. Restaurant use added further considerations, including servicing, extraction, odour, noise and neighbour amenity. The application needed to show commercial ambition without compromising the protected setting.


What we did

This work was delivered through the specialist planning practice now incorporated within GIR Group.

The project progressed in phases, initially supporting improvements to the building frontage, including window upgrades, before managing the change-of-use application for the restaurant element.


The Outcome

Planning permission was secured, allowing the building to be upgraded and adapted for more active commercial use while preserving the character of the Bloomsbury Conservation Area.
