Background

An occupied mixed-use building in North West London required a comprehensive fire-safety remediation programme following enforcement action relating to deficiencies in its fire precautions.

Interim safety arrangements remained in place while a permanent solution was developed. GIR Group was appointed as Lead Consultant to coordinate the specialist investigations, remedial works and supporting evidence required to address the identified issues.


The Challenge

The project involved several interconnected active and passive fire-safety systems rather than a single repair. Historic alterations, maintenance work and service installations had affected elements of the building's compartmentation, while fire detection, alarm and smoke-control systems also required investigation and remediation.

The work needed to be completed within a fully occupied building containing residential and commercial premises. Maintaining safety, access and live services while coordinating multiple specialist contractors was therefore central to the delivery strategy.


What We Did

GIR Group converted the enforcement requirements and supporting assessments into a structured, risk-led remediation programme.

  • Coordinated investigation and remediation of the fire detection, alarm and monitoring systems.
  • Managed compartmentation and fire-stopping works across identified walls, floors and service penetrations.
  • Coordinated inspection, testing and remedial works to the building's smoke-control systems.
  • Compiled commissioning records, certification, photographic evidence, fire-stopping information and applicable Regulation 38 information to support ongoing management and regulatory close-out.

Outcome to Date

The principal remediation workstreams were completed and brought together within a structured compliance record. This provided the building owner and managing agent with a clear audit trail and the technical evidence required to progress formal regulatory close-out.

The building remained occupied and operational throughout the programme, avoiding the need to decant residents or close the commercial premises.

GIR Group delivered a coordinated route through a complex fire-safety programme while maintaining continuity for the people living and working within the building.
